9 - SALES OF PLOTS OF LAND / BUILT UP STRUCTURE

9.1 The developer will be free to sell plots , flats or semi-constructed structures to the public subject to the following conditions :-

• 15% of the residential units, whether plots or built up structures in each category will have to be earmarked and sold to the people domiciled in Himachal Pradesh in order to avoid seasonally inhabited townships which will not be sustainable in the long run. In case buyers domiciled in Himachal Pradesh do not opt to buy plot / builtup structure reserved for them, the unsold plot / builtup structure will be de-reserved and shall revert for sale in the general pool. However, all the allottees of plots / semi-constructed structures shall have to commence construction within one year from the date of allotment and the dwelling units should be completed within three years .
• Space for basic amenities will have to be kept as per norms specified and then used only for these services. Pricing of land for this earmarked area would have to be done in such a way that voluntary agencies or non profit organisations are also able to take up this work for providing these basic services .
• In any one township, the maximum number of plots that can be carved out shall not exceed 20% of the total number of dewelling units planned.
