7 - IDENTIFICATION OF SITES

7.1 Selection of sites for new townships will be made after exhaustive survey and studies of the regions wherein they are to be located. Assessment of sites will be made in view of established norms and ecological considerations by the Town & Country Planning Department. However, interested agencies may also select sites on their own and then approach Town & Country Planning Department for approval.

7.2 The factors to be kept in view while identifying sites are the following :-

  • There should not be any damage to the environment, therefore, such areas should be selected which are barren or grass land is available. Cultivable land can also be taken up but should be considered only if adequate barren land is not available. Forest land should be avoided.
  • Besides adequate developable land, proper vehicle accessibility should be there in order to avoid excessive development costs.
  • Providing potable water is very expensive in hill area, therefore, the site must have a water source near by.
  • Past history of earthquakes, flash -floods, land-slides etc. will also have to be considered.
  • Travelling time from nearest town to the new township should be at least one hour / 20 Km.

7.3 TCP Department will from time to time publish a list of areas identified for development of new townships. Thereafter, interested agencies will be free to apply in the form of a complete proposal for taking up the development of one or more new townships. In case a site or area is selected by the agency itself, then the agency shall apply along with a complete proposal to TCP Department which will examine the proposal as per norms specified.
